Board of Directors Meeting, March 4, 2024 – Minutes Final
Virtual Zoom Meeting
Board Members Present: James Grage, Don Gray, Greg Delelles, & David Meischen, w/Kyle Ward – Absent
Others: Gary Illingworth of HOAMCO, Cheryl Hunt, Jeff Pointer, Jeff Richards, Sandra G, & David Dunlap.
The meeting was called to order by James at 6:03PM.
The agenda was motioned to be approved by James. Don seconded. The motion passed.
Don motioned to approve the draft of meeting minutes from December 4, 2023. James seconded. The motion passed.
Financial Reports
As of January 31, 2024, there is $27,347.73 in the operating fund & $66,076.92 in reserves.
The HOA is $7,994.56 under budget for Net Income be only because the full income was budgeted for the start if the quarter. However, those funds are held until the month for which they are meant to pay.
Budget will be adjusted in 2025 to be monthly as well.
The Delinquency list has been provided to the Board for their review.
Violations
The Violations list has been provided to the Board. There are four current violations.
Committee Reports:
ACC – No requests.
Landscaping – James reported the committee was seeking quotes for replacing existing crusher fine rock with larger gravel in tan color matching other completed areas. Yellowstone and Green Summit to quote.
Joint Committee on Drainage – James reported on erosion repairs to pond being split between both HOAs with a 3yr payment agreement offered to LCII. The board directed Gary I. to engage the HOA attorney to draft this agreement. Prepared draft to go to JC for its review and approval first then to Boards.
New and Unfinished Business:
Clean Up efforts: It was told to the committee that a City clean up effort would be expected in Spring and that volunteers were sought. Monica Hernandez volunteered. The Board provided name / City department to contact for information on the event.
In Fall the HOA is planning a clean up of the drainage easement. In June efforts to locate volunteers for this will begin with inclusion on the meeting agenda.
Open Discussion Items:
· It was discussed for residents to report street cracks to the City public works as well as calls for street sweeping.
